Services
CPF registration
When making any kind of financial transaction, such as the purchase of property, a Brazilian identification number (CPF) is required. This CPF is linked to a natural person and is used for a range of activities. Getting a CPF is the first step .
After an initial intake we start the application to retrieve a CPF in your name, making you eligible to transact in Brazil.
Property due diligence
You may have found a suitable property from our available property listing or after performing a property search. You may already have a specific property in mind. Now it is important to do proper due diligence.
We perform a comprehensive legal and regulatory check on the property, making sure the intended purchase is done securely and with confidence.
Checks may consist of:
- Ownership verification
- Debt and tax clearance certificates
- Zoning and land-use compliance (urban vs rural)
- Registry validation (Cartório)
- Condominium guidelines (rental platform allowance)
Note: due diligence on existing objects differs from new developments.
Brazilian bank account
Purchasing real estate in Brazil is highly regulated and payment must be done from a local bank account. Brazilian banks perform strict KYC checks to stay compliant.
Ipanema International assists with opening a local bank account and coordinates (initial) funds transfer. We also facilitate in using escrow services with Brazilian banks.
Title registration
When a deal is made the deed must transfer and property registration must be done with the relevant notary / property registration office (cartório).
We coordinate the final deed transfer to correctly register a title to your name.
Legal representation
Many formal activities can be done with a Power of Attorney provided to a local representative. The depth of a PoA depends on the situation.
We prepare documentation and setup of the Power of Attorney with our company and can then act as your legal representative in Brazil, closing a deal on your behalf.
