Property negotiations in Brazil often involve direct discussions between buyer, seller, broker, and sometimes the developer. Verbal agreements are common in early stages, but only written contracts are legally binding.

Purchase agreement & Closing

In Brazil, the acquisition process generally begins with a preliminary purchase agreement (Contrato de Promessa de Compra e Venda), followed by the execution of the final public deed (Escritura Pública) before a notary office (Cartório). Legal ownership is only transferred after the deed is formally registered at the Property Registry Office (Registro de Imóveis).

Payment & Escrow

To reduce financial exposure, secure payment through escrow arrangements can be utilised, ensuring funds are released only upon fulfilment of agreed contractual conditions.

Post-closing

After closure of the acquisition several steps must be completed to formalise the transfer of property and to get it ready for rental operations. These actions may include setting up utilities, condominium enrolment, and municipality registration.
