Property handover
After the acquisition of your property is complete, and you intend to generate income from this asset, it is possible to handover rental management to a specialised company. We work together with rental management companies in Brazil who can fully manage your property in the short-term rental market.
The handover of the property is assisted by us and includes a.o. an introduction, legal due diligence and support in contract signing.
Rental platform management
The actual management of the property in the short-term rental market is done by our partner company. After intake they will create and manage listings on online rental platforms (AirBnB / Booking.com) which includes professional pictures if required. Based on the market they will determine the optimal nightly rate and other conditions.
All contact with the client and process steps are done through this company. From pre-rental inquiries and check-in to check-out and post-rental reviews, all tasks are dealt with professionally.
Rental platform management also includes the management of inventory and maintenance of the property.
Performance updates
The property you acquired to put on the short-term rental market is likely in an area with high occupancy rates. The rental management company measures performance and sends monthly reports on occupancy rates. The report also contains average rental price, customer satisfaction score and comments summary.
If desired, a scheduled meeting may be organised to discuss progress and gain advice on how occupancy and rental yield may be optimised given the area and current situation.
Rental income and payments
Rental income will generally be deposited to the bank account of the rental management company. They will separate funds between a payments account and actual profits. From the payment account all payments to suppliers and governmental institutions are done. This insures correct payment of suppliers and legal obligations, while actual profits are sent to a bank account of your choosing.
